Mira Mesa Real Estate
Mira Mesa was
established in the 1950s as a residential area for the Naval Air Station at
Miramar to the south. The neighborhood runs across the southern edge of the Los
Penasquitos Canyon Preserve between I-15 and I-5. Eight community parks
including an active teen center and a senior center are located in this
neighborhood. Facilities include an ice arena and an aquatic complex.
Mira Mesa
Boulevard bisects the area and provides shopping and office space. A new
commercial development that includes a movie complex and a number of popular
stores has recently been constructed near the I-15 intersection. A thriving
group of Vietnamese restaurants and markets can be found near the intersection
of Black Mountain Road. Further west, newer business parks and office buildings
take advantage of the area's easy access to both I-805 and I-5.
The residential
area attracts young families, including many military personnel stationed at the
now Miramar Marine Corps Air Station. Real estate is available in a range of
prices and styles, from single-family detached homes to condominiums and
apartments. The schools are good and the proximity to recreation areas and
freeways is attractive. Some homes have city or canyon views.

Mira Mesa is diverse, with homes available in a wide range of styles and prices.
Single-family detached homes in Mira Mesa Verde, Mesa Village, and Larwin View
Estates are priced in the high $400,000s, with prices ranging up to $750,000 and
more for large estate properties in communities including Canyon Country West
and Mesa Del Sol. Condominiums and townhouses start in the low $300,000s for
two-bedroom units in developments like the gated Mirabella, Canyon Bluffs,
Villas at Westmore, Villas at Summit Ridge. Many of these homes boast community
swimming pools, clubhouses, recreation areas and spas, and scenic greenbelt
views. Prices range up to $550,000 and more for four-bedroom units featuring
valley, canyon or city lights views. Land and lots available for custom
construction are limited.
Sorrento Valley
and Sorrento Mesa, which lie to the west of Mira Mesa and border Carmel Valley
and East Del Mar, offer homes in the high $600,000s and up. Most of the
construction in this area is newer, with the housing tracts first being
developed in the late 1990s.
