Ramona Real Estate
Ramona is known
as one of San Diego’s “cowboy communities” for its rustic charm, rural location, and old-California feel. Located 35 miles northeast of downtown San Diego, Ramona offers a wide variety of recreational activities in a safe
and secluded
community including golf, fishing, horseback riding, mountain climbing, an
annual fair and rodeo. Though development of Ramona and its outlying areas has
begun, population density remains low making it a great alternative for those
seeking a quiet lifestyle away from the tract housing that covers much of San
Diego County. Comprised to a large degree by ranches, equestrian facilities
and farmlands, it's hard to believe that Ramona has experienced a 40 percent
increase in job growth during the second half of the 1990s. In recent years, planned communities have made an appearance amidst the rolling farmlands.
Indeed, Ramona's one of the fastest-growing small towns in the country; and yet, the town remains unincorporated.
San Diego
Country Estates is one of Ramona’s main subdivisions. It is a planned unit
development unlike most others in Southern California. When the development was
created, it was decided to sell the lots and let the lot owner build their home
on it, rather than building model homes from which buyers could choose. Most of
the lot sizes are between .40 and .55 an acre, but some are as small as .30 and others as large as an acre. SDCE has common areas including two swimming pools, volleyball courts, playground, basketball courts, lighted tennis courts, club
house with restaurant and bar, lodge, two equestrian facilities (Western &
English) complete with boarding facilities, dedicated open space areas, and an
18 hole championship golf course. Due to the freedom to custom build, resale
values vary widely depending upon the acreage, square footage of the home, and
amenities. There are also four condominium complexes in SDCE: the Par 28's, Country Villas East, Country Villas West, and the Tennis Villas.
Next door to
San Diego Country Estates is the new Rancho San Vicente, which is still under
construction. Upon its completion, Rancho San Vicente will be comprised of more
than 240 homes and will have 38 acres of designated open lands.
Highland Hills
Estates, located on the west end of Ramona, was split into many lots ranging
from an 8-acre minimum lot size. Currently, the subdivision has 2 phases:
Highland Hills Estate and Highland Hills Estates 2. The Rancho Santa Teresa
Estates subdivision is located on the east end of Ramona. It, too, has a minimum
8-acre lot size. The planned community of Mount Woodson is one Ramona’s newest
as is Oak Tree Ranch, offering mid priced housing and an affordable alternative
to building your own home while enjoying Ramona’s relaxed country lifestyle.
