University City Real Estate
The Golden
Triangle and University City areas lie 10 miles north of San Diego and are
defined by the intersection of three freeways and Rose Canyon. The residential
area was originally developed in the 1960s as housing for employees and students
of the University of California San Diego. It has evolved into a middle-class, close knit neighborhood of families
and kids, and young professionals who enjoy
the proximity to the restaurants, bars, and shopping of University Town Center.
Excellent freeway
access and the mixed use development of the area makes University City an
attractive place to live. UCSD Medical Center, La Jolla Playhouse, Birch
Aquarium and many other attractions are close by. The residential tracts, many
of which are condominiums and townhouses, mix with the sleek office buildings of
the Golden Triangle, creating one of San Diego’s most popular areas.
University City
comprises a large number of detached single-family homes, most built in the
1960s to 1980s. Many of the houses are ranch style and feature mature
landscaping with swimming pools. Located just minutes from the priceless
beaches of La Jolla, University City’s homes feature spectacular canyon and coastal views. Ranging from the high $600,000s
and up, the area consistently
increases in value due to its proximity to La Jolla and easy freeway access.
University Town
Center and the Golden Triangle area is principally home to condominiums, apartments, and townhomes. The number
and variety of these planned developments
offers something for every buyer. La Jolla Colony, a newer Spanish style
planned community, offers a variety of developments, including Barcelona, Valencia, Marbella, La Paz, Las Palmas, and Madrid, which include apartments, condominiums
and detached homes, ranging from the high $300,000s to the mid
$700,000s. Renaissance, another newer planned community, includes Avanti, Capri, La Florentine, Toscana
and Casabella, all featuring an Italian flair, common areas, swimming pools, tennis courts
and other amenities, in a similar
price range to La Jolla Colony.
Other condominium and townhome complexes in UTC include University Town Square, Vista La Jolla, Genesee Vista, La Jolla Playmor, La Jolla Mesa Estates, the new La Jolla City
Club, La Jolla Village Park, Cambridge, Cape La Jolla, La Jolla Eastbluff, La
Jolla Southpointe, and the charming Spanish style Villas Mallorca. All of these
complexes offer recreation areas, including spas, exercise rooms, pools, and
close proximity to UCSD and the shopping and nightlife of La Jolla Village
Square and University Town Center.
